Redevelopment belongs to the category of primary means of interior design, perhaps that is why the prospect of changes of such complexity frightens people. We all advocate for improving the quality of space, but not everyone will risk moving walls, building partitions, dividing volume into levels, using empty rooms (for example, an attic or basement) and re-equipping and decorating them in accordance with building rules for residential premises.

It should be noted that changes to the planning organization vary significantly in level of complexity and costs and, in turn, depend on whether the supporting structure of the house will be affected. For example, cutting an opening in an internal wall is much easier than performing the same operation in a load-bearing wall. If you have the most accurate information on this issue, know where and what difficulties await you, and prepare most thoroughly for the redevelopment, then we are sure that you are guaranteed success. You may not be able to make large-scale changes on your own, and this is sometimes risky. Seek help from an architect who will tell you which structures are load-bearing and which are internal, and hire experienced and qualified builders to implement your project.

Author’s supervision

Design supervision includes:

  • visit of the architect to the site (no more than four visits per month);
  • making adjustments to working drawings that arose after dismantling old partitions and erecting new partitions, after leveling floors, walls and ceilings;
  • consultations and monitoring of compliance with the implementation of this project;
  • selection of wall finishing materials;
  • selection of floor coverings;
  • selection of furniture;
  • selection of lighting fixtures;
  • selection of electrical accessories;
  • selection of decor;

 

The price of architectural supervision is 10% of the total estimate. Paid in installments every 1st day of the new month. Schedule of site visits 2-3 times a month. Transport costs are paid separately.

Architectural Engineering

Sketch design is the creation of a general concept for a future building, its style direction, and a solution to the interior space.

Sketch design includes:

  • planning solution;
  • visualization in the 3D Studio Max program (the size of printed pictures is 2-4 angles;
  • floor plans, facades and sections (in dimensions);

Design of entrance groups

Entrance groups are the most important component of a building. Any repair and finishing of facades involves the construction of entrance lobbies. Projects for entrance groups can be of varying complexity and cost, but must always fit into the overall concept of the building and its facade. They require a definition of architectural concept and style. If there is a ready-made, designed and finished facade, the style of the entrance group is selected to match it.
